Barrie Home Inspections – Definition
A home inspection is a limited, non-invasive examination of the condition of a home, often in connection with the sale of that home. Home inspections are usually conducted by a home inspector who has the training and certifications to perform such inspections. The inspector prepares and delivers to the client a written report of findings. The client then uses the knowledge gained to make informed decisions about their pending real estate purchase. The home inspector describes the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components.

Components included:
- Roof – Inspect roof covering, downspouts and gutters, vents, flashings, chimneys etc.
- Structure – Inspect foundations, supporting walls, piers and columns, roof trusses or rafters
- Exterior – Inspect eaves, soffits, fascia, doors, windows, decks, balconies, retaining walls, driveways and sidewalks
- Electrical system – Inspect and identify type of wire, installation of wire, size and location of main panel
- Heating and Air Conditioning system – operate systems and inspect ducts, filters and operation of unit
- Plumbing system – Inspect all fixtures, drains and vents
- Insulation and Air/Vapour Barriers – Inspect installation techniques and note any deficiencies
- Interior – Inspect all doors, windows, flooring material, stairs and railings
- Mechanical and Natural Ventilation systems – Inspect installation and operation of units
What’s excluded:
- Cosmetics – paint and trim condition
- Code, bylaw and building regulation issues – will point out any visible violations
- Outbuildings – inspected at an extra fee
- Swimming pools and spas – inspected at an extra fee
- Specialty systems including telephone, cable TV, alarm systems – none of these items are part of home inspection
